They are President, Vice President & Treasurer/Secretary. HOA OFFICER DUTIES
President - The President shall be the chief executive officer of the Association and shall preside at all meetings of the members and of the Board of Directors. The President shall have the general powers and duties which are incident to the office of the president of a corporation organized under the Georgia Property Owners Association Code, including, but not limited to, the power to appoint committees from among the members from time to time as he or she may in his or her discretion decide is appropriate to assist in the conduct of the affairs of the association. Vice President - Shall do the same as the president but only in the absence of the President, but the Vice President is the second chief executive officer and shares some of the authority of the President. Secretary/Treasurer - The Secretary/Treasurer shall have the responsibility to advise or work with a specific dept. within the Property Management Company on how to handle Association's funds and securities and shall be responsible for keeping full and accurate financial records and books of account showing all receipts and disbursements, for preparing all required financial statements and tax returns, and for the deposit of all monies and other valuable effects in the name of the Association or the managing agent in such depositories as may from time to time be designated by the Board of Directors. The Treasurer may delegate all or a part of the preparation of the budget as provided in the Declaration. The Treasurer may delegate all or a part of the preparation and notification duties with the above responsibilities to a management agent In this case Heritage Property Management. and furthermore any person from the community who is interested in the position of Secretary/Treasurer they must show the skills of a Secretary and have some Accounting skills, they must be Bonded before that particular person from the Community takes on these responsibilities. In the attempt of transferring monies from one entity to another a receipt of transactions must be taken and given a copy to entity or persons before monies are transferred. NO EXCEPTIONS. |
The Initial dues for our community is now $500.00 This is a Property Transfer fee which should be paid at closing. The Asbury Park Board of Directors has set the POA assessment for 2018 at $250.00. This fee covers lawn care, upkeep, of the common areas and necessary improvements to our community and basic association maintenance. It is important that everyone pay his or her dues on time. There is a 10% percent late charge after February 10, 2018. You may send your payment to the Heritage Property Management at the mailing address below If you are experiencing financial difficulties please request a payment plan from the Heritage Client Services at 770-200-8263 once you have discuss with Heritage Client Services they will have to receive approval from the Board of Directors to move forward with your payment plan request. you can now go to what is called Heritage EDGE web site and you can pay your dues online if you choose to do so. Assessments for 2018 are due NOW and will be considered late after February 10, 2018. LATE FEES WILL NOT APPLY UNTIL AFTER February 10, 2018. If you want to pay your 2018 dues now you can do so just make sure your check or money order has your lot # and 2018 POA dues in the memo. This is a formal notice you now have from NOW until February 10, 2018 to pay your dues. arrangements must be approved within 30 days and the first payment must be made by the 7th day after payment arrangement is made Please be advised that any account in arrears over 90 days or with a balance over $250 will be forwarded to the Heritage Collections Dept. and then moving forward will be sent to our Attorneys for further collections processing. Please be advised if you choose not to pay your POA dues and just ignore your responsibilities our attorney Kim Gaddis & Heritage Property Management they will no longer tolerate non payment of dues and will begin the process of a law suits and begin processing liens on your homes. Also just to inform you that Asbury Park is no longer an HOA we have change it through the Fulton County Records to become a POA (Properties Owners Association Act) which means we now have the authority to foreclose on your property for NON-PAYMENT of your POA dues. Box 628207 Orlando, FL 32862-8207 We would also like to remind those homeowners who are in Bankruptcy at this present time: PLEASE REMEMBER YOU MUST STAY CURRENT WITH YOUR FUTURE DUE PAYMENTS MEANING FOR 2018 THIS AMOUNT MUST BE PAID IN FULL AND MUST NOT BE LATE IF IT IS, WE WILL CONTACT THE BANKRUPTCY COURT TO RE-EVALUATE YOUR BANKRUPTCY PAYMENTS. AND INFORM THEM THAT YOU ARE NOT MAKING YOUR DUES PAYMENTS AS AGREED UPON. COLLECTIONS The Board of Directors would like for everyone to fully participate in the Association and pay their dues. We have given the order to resume collections. Under certain conditions, delinquent owners will maybe allowed to enter into a payment plan. Residents who owe a balance and are in collections must agree to provide a down payment of 20% due within 10 days. You must agree to make equal monthly installment payments. If you default on this agreement your remaining balance will immediately become due and collections will move forward. In addition, if you do not accept this offer in 15 days your collections/legal action will move forward unabated. If the account has been forwarded for legal collections, an administrative cost of $250.00 will be added for the drafting of the promissory note or consent order, and $65 a month thereafter for installments after the first payment. Following are the maximum amount of monthly installments allowed based upon the amount due:
ATTORNEYS FEES AND COLLECTION COST WILL NOT BE WRITTEN OFF! If your account is over 24 months in arrears it must remain in collections until you complete the agreement. ASSESSMENTS Payments are to resume immediately and will be considered delinquent after February 10, 2018.
